HomeStyle Renovation

The short answer HomeStyle Renovation combines an eligible purchase or refinance with improvements, based on program rules and the home's value once the work is done. It can cover more than basic repairs, but it does not allow an unrestricted teardown and rebuild. Contractor, completion, and appraisal requirements apply.

It may fit if

  • You want to buy or refinance and finance improvements, including upgrades beyond urgent repairs, in one loan.
  • You are comparing a conventional renovation loan with FHA 203(k).
  • You have a contractor and a defined scope of work.

Tradeoffs to weigh

  • A full teardown and rebuild is not allowed.
  • Contractor review, inspections, and completion deadlines add steps.
  • Do-it-yourself labor is limited and may not be reimbursed.
  • Requirements differ for investment properties; see the investment version.

What to have ready

  • Whether you are buying or refinancing, and the property type.
  • Whether you will live in the home.
  • Your planned improvements and any contractor bids.
  • Your budget and how much cash you have available.
  • Your timeline for the work.

Questions people ask

Can improvements be cosmetic?

Eligible work can go beyond urgent health-and-safety repairs, subject to program rules.

Can I pay myself for all DIY labor?

Do not assume so. Lender and agency rules govern what self-help work and costs are allowed.
