One-time-close construction loan
The short answer A one-time-close (construction-to-permanent) loan combines the building loan and the long-term mortgage into one closing. Money is released in stages as the home is built, and conditions still apply before it converts to the permanent loan. One closing does not remove inspections, cost controls, or updated paperwork.
It may fit if
- You plan to build a home you will live in and want a single closing.
- You have, or are choosing, a builder and a set of plans.
- You want to settle the long-term mortgage structure before construction starts.
Tradeoffs to weigh
- The permanent loan still depends on completing the home and meeting lender requirements.
- Draws, inspections, and paperwork continue throughout the build.
- Delays or cost overruns can create extra cash needs.
- Not every lender offers this structure.
What to have ready
- Whether you already own the lot and any balance owed on it.
- Your builder's name and experience.
- House plans and the estimated budget.
- Permit status and your expected timeline.
- A general picture of your income and savings.
Questions people ask
Is my permanent financing unconditional?
No. The home must be completed, and final terms and other lender requirements must be met.
Can land be included?
The lot and any existing loan on it may be handled within an eligible structure. Review ownership and the total project cost first.
