FHA construction loan

The short answer An FHA construction-to-permanent loan can finance building an eligible new home you will live in, through a lender that offers it. FHA borrower and property rules apply along with construction rules for the builder, inspections, warranty, and completion. Availability varies by lender; being eligible for a regular FHA loan does not mean a lender will fund construction draws.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You want to build a new home to live in and are interested in FHA (Federal Housing Administration) financing.
  • You have a builder who can meet FHA construction and warranty requirements.
  • You have room in your budget for costs beyond the down payment.

Tradeoffs to weigh

  • Not every lender offers FHA construction financing.
  • Builder, inspection, and warranty rules add steps.
  • A low FHA down payment does not cover every construction cost; contingencies and fees still need cash.
  • FHA mortgage insurance and loan limits apply.

What to have ready

  • Whether you own the lot or plan to buy one.
  • Your builder's name and experience.
  • House plans and the estimated budget.
  • Your expected timeline.
  • A general picture of your income, debts, and savings.

Questions people ask

Is this the same as FHA 203(k)?

No. Building a new home and rehabilitating an existing eligible home are different project types.

Does a low FHA down payment remove all construction cash needs?

No. Review contingencies, fees, your required investment, and any costs the loan does not cover.
