Is refinancing worth it for you?
Refinancing can change your payment, your term, your rate or how you use your equity, and it always has costs. Run your numbers below, then I'll review the options that fit your goal.
Run your numbers
Use your own figures from your mortgage statement or a Loan Estimate. Nothing is saved or sent unless you choose to send it. These are estimates, not offers.
Fees and break-even, in plain English
Every refinance has costs: lender fees, appraisal, title, recording and prepaid items. Some can be rolled into the loan, which raises the balance, or covered by a lender credit, which usually comes with a higher rate. Nothing is free; it just gets paid a different way.
The simple break-even is costs ÷ monthly savings. If you'll likely keep the loan longer than that, the refinance may pay for itself. But a lower payment that comes from restarting a 30-year term can cost more interest overall, so compare the total too.
Refinance questions
How do I know whether a refinance is worthwhile?
Compare your current loan with the proposed loan over the time you expect to keep it. Include closing costs, any change in balance, the payment, the remaining term and what you would still owe later. A smaller monthly payment alone does not prove you save money overall.
How do I estimate a simple break-even period?
Divide the upfront refinance costs by your estimated monthly savings. As an illustration only, $4,000 divided by $200 is 20 months. This is not a quote and leaves out timing, balance, tax and long-term interest differences, so use a fuller comparison before you decide.
Can I refinance without taking cash out?
Yes. A rate-and-term or eligible limited cash-out refinance focuses on changing your existing financing rather than pulling out equity. Program rules decide which balances, costs and small cash amounts can be included. Tell Marcus your goal before choosing a cash-out route.
What is an FHA streamline refinance?
It is a refinance of an existing FHA-insured mortgage with simpler underwriting. The loan still has to meet conditions such as your payment history and a real benefit to you. Streamline does not mean free, and there are versions with and without a credit review.
What is a VA IRRRL?
A VA Interest Rate Reduction Refinance Loan generally refinances an existing VA loan. It has its own benefit and occupancy rules and is different from a VA cash-out refinance. Costs added to the loan or lender credits still affect whether it makes sense for you.
Can an existing USDA loan be refinanced?
Yes, USDA has refinance options, each with different requirements. Your current loan type, payment history, circumstances, the benefit to you and current program rules decide which path fits. Marcus checks USDA's current refinance options rather than treating it like a standard cash-out loan.
Should I choose cash-out, a HELOC or a home-equity loan?
It depends on whether you want to replace your first mortgage, how much money you need and when, how stable you want the payment to be, total costs and your future plans. Keeping a good first mortgage can matter, but you still need to review the combined payment and terms. Marcus can compare the options side by side for your situation.
