VA construction loan

The short answer VA rules allow eligible construction-to-permanent financing, but finding a lender that offers that specific structure is essential. Veteran eligibility, occupancy, property standards, project paperwork, and lender requirements still apply. Your VA benefit does not provide a building contract or approve the builder for you.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You are an eligible veteran, service member, or surviving spouse who wants to build a home to live in.
  • You have, or are working toward, your VA Certificate of Eligibility.
  • You have a lot and builder in mind, or are close to choosing them.

Tradeoffs to weigh

  • Few lenders offer VA construction financing, so options may be limited.
  • No down payment is not automatic for every build; entitlement, appraised value, and total cost must support it.
  • Buying vacant land alone is different from a home-construction loan.
  • There may be separate short-term financing during the build.

What to have ready

  • Whether you have your VA Certificate of Eligibility.
  • Whether you own the lot or plan to buy one.
  • Your builder and where the project stands.
  • Confirmation that you plan to live in the home.
  • A general picture of your income, debts, and savings.

Questions people ask

Is no down payment assured for every build?

No. Your entitlement, the home's value, total costs, and the lender's structure must support the transaction.

Can I buy vacant land alone with this?

A home-construction loan is different from buying land without an eligible home plan.
