Two-time-close construction loan
The short answer With a two-time-close setup, you first close a short-term construction loan and later close a separate permanent mortgage. This can add flexibility, but the second loan is its own transaction with its own closing costs, pricing, and qualification. The permanent mortgage is not approved automatically just because the construction loan closed.
It may fit if
- You want flexibility to choose the long-term mortgage after the home is built.
- You can handle two sets of closing costs.
- Your income and credit picture is expected to stay steady through the build.
Tradeoffs to weigh
- Interest rates can change before the second closing unless a specific arrangement addresses that risk.
- You will go through underwriting again for the permanent loan.
- Two closings usually mean two sets of costs.
- If the permanent loan is delayed, the short-term loan may come due.
What to have ready
- Your lot status, builder, and plans.
- The estimated construction budget and timeline.
- Your plan for the permanent mortgage after the build.
- A general picture of your income, debts, and savings.
- Any construction loan offer you already have.
