Construction takeout financing

The short answer A takeout loan is the long-term mortgage meant to replace a construction loan once the project meets completion and underwriting requirements. It can be residential or commercial, depending on the property and how it is used. The main risk is the gap between what looks possible today and what actually qualifies when the short-term loan comes due.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You have a construction loan, or are planning one, and need the long-term loan that pays it off.
  • Your project is nearing completion, or you are planning ahead for that point.
  • You want to know early what the long-term lender will need.

Tradeoffs to weigh

  • A prequalification is not a binding commitment to provide the takeout loan.
  • Changes in your finances, the appraisal, or the market can affect the final loan.
  • A construction loan maturing before the takeout closes can create serious pressure.
  • Residential and commercial takeouts follow different rules.

What to have ready

  • When your construction loan matures.
  • How far along the project is and the expected completion date.
  • Whether the property is a home, a rental, or commercial.
  • Any written commitment you have, including its conditions and expiration.
  • A general picture of your current income and finances.
