VA renovation loan

The short answer VA allows financing for qualifying alterations and repairs in certain purchase or existing-home situations. The work, the supported value, occupancy, and lender participation decide what structure is available. A lender may limit the scope more narrowly than VA's general rules.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You are an eligible veteran, service member, or surviving spouse buying or improving a home you will live in.
  • The home needs repairs that you would like to include in your VA-backed loan.
  • You have a contractor and a defined scope of work, or can get them early.

Tradeoffs to weigh

  • Few lenders offer VA renovation financing, and some limit the scope.
  • The amount depends on eligible work and the home's supported value, not any budget you choose.
  • A VA renovation loan is different from VA housing-adaptation grants for disabled veterans.
  • Contractor and inspection requirements add steps.

What to have ready

  • Whether you have your VA Certificate of Eligibility.
  • The property and whether you are buying or already own it.
  • A list of the repairs and any contractor bids.
  • Confirmation that you plan to live in the home.
  • A general picture of your income, debts, and savings.

Questions people ask

Can I finance repairs when buying the home?

Possibly, with a lender that offers the relevant VA renovation option.

Does this cover any renovation budget?

No. Eligible work, the home's value, and the lender's program must support the amount.
