FHA 203(k) Standard

The short answer FHA 203(k) Standard covers larger eligible rehabilitation projects, including qualifying structural work. It uses an FHA-approved consultant and a managed repair process with inspections and draws. FHA sets cost limits; Marcus checks the current figures, and the full mortgage still goes through FHA limits and underwriting.

It may fit if

  • You are buying or refinancing a home you will live in that needs substantial or structural repairs.
  • You are ready for a longer, more managed process than a move-in-ready purchase.
  • You have, or can find, a qualified contractor for the work.

Tradeoffs to weigh

  • The process is more involved: consultant, contractor bids, inspections, and draws.
  • Timelines are longer than a standard purchase.
  • FHA sets cost limits, and the loan must stay within FHA limits and underwriting.
  • Contingency reserves and fees add to the total cost.

What to have ready

  • The property and whether you are buying or refinancing.
  • A description of the work, including any structural repairs.
  • Contractor bids or a written scope, if you have them.
  • Your timeline and where you will live during the work.
  • A general picture of your income, debts, and savings.

Questions people ask

Why is there a consultant?

The consultant helps define and oversee the repair process. This does not replace the lender's approval or the contractor's responsibilities.

Will the contractor receive everything at closing?

No. Funds are released through the rehabilitation process and its draw requirements.
