Buying a home

One percent down option

The short answer A one percent down option is a lender-specific assistance structure, not a standard mortgage category. Some lenders have offered eligible conventional loans that combine a small borrower contribution with lender assistance, and the caps and conditions can change. Your total cash needed may be more than one percent once closing costs and other requirements are added, so ask Marcus about current options.

It may fit if

  • You have steady income but very limited savings.
  • You are buying a primary home and want to see every low-cash route.
  • You want a full scenario that shows exactly who pays what at closing.

Tradeoffs to weigh

  • Availability depends on the lender and can change or end.
  • Income, credit, property and loan-size rules apply.
  • Closing costs and reserves may still be due on top of your contribution.

What to have ready

  • Your household income and how you're paid.
  • The area and price range you're shopping in.
  • How much cash you have for closing costs.
  • Any other assistance or gift funds you plan to use.
