Buying a home

Home Possible

The short answer Home Possible is Freddie Mac's affordable conventional mortgage, and eligible borrowers may put a small amount down. Qualifying income is generally capped relative to the area median income, and credit, occupancy, property, education and lender requirements still apply. Mortgage insurance may be cancelled later when the applicable conditions are met.

It may fit if

  • Your income may fall within the area limit where you want to buy.
  • You want a conventional loan with a small down payment for a primary home.
  • You want to compare it with HomeReady to see which fits your situation.

Tradeoffs to weigh

  • It is a mortgage, not a grant; any assistance is a separate arrangement.
  • Income limits and education requirements apply.
  • Which program works better depends on lender availability, pricing and underwriting.

What to have ready

  • The address or area where you plan to buy.
  • Your household income and how you're paid.
  • Your savings and any gift or assistance funds.
  • Your main monthly debts.
