FHA mortgage

The short answer FHA insures eligible mortgages made by participating lenders, which can offer a lower-down-payment route to buying a primary home. Credit, documented ability to repay, property standards and area loan limits still apply. FHA mortgage insurance has both an upfront and an ongoing cost, and it works differently from conventional mortgage insurance.

It may fit if

  • You plan to live in the home as your primary residence.
  • You have limited savings for a down payment, or your credit history is still being rebuilt.
  • You want to compare the full FHA payment with a conventional option.

Tradeoffs to weigh

  • Upfront and ongoing mortgage insurance add to the total cost.
  • The home must meet FHA property standards.
  • Area loan limits cap how much you can borrow.

What to have ready

  • Your purchase or refinance goal and a rough price range.
  • The area where you're buying.
  • How you're paid and your main monthly debts.
  • Your savings for down payment and closing costs.
  • Whether you plan to get an independent home inspection.

Questions people ask

Is FHA only for first-time buyers?

No. Eligible repeat buyers can use FHA too.

Does an FHA appraisal replace an inspection?

No. The appraisal and program property review do not replace your own independent inspection of the home's condition.
