Investors, construction and commercial projects
Answers for rental investors, builders, renovators and commercial borrowers.
How is DSCR calculated?
DSCR (debt service coverage ratio) compares the property income the lender accepts with the loan payment amount the lender uses. Many residential rental programs compare rent with the housing payment, while commercial loans may use net operating income. Ask to see the exact formula and numbers used for your loan, since there is no single universal calculator.
Can I use projected rent for a purchase?
Possibly, if the program accepts the appraisal, a lease or another supported rent analysis. Rent estimated in a listing does not automatically count as qualifying income. Conventional investment loans and DSCR loans calculate it differently.
What is after-repair value?
It is an estimate of what the property will be worth after the planned work is done. The lender's valuation and borrowing-limit rules decide how it is used. A contractor's budget or a hopeful resale price does not lock in the future value.
How do renovation draws work?
Money is released in stages according to the loan's project and inspection process. Ask whether draws repay work already done, what proof is needed, how long review takes and how much cash you need between draws. The rules differ by loan type.
Can SBA finance an investment apartment building?
Usually not, so don't assume it. SBA programs focus on eligible operating businesses and restrict passive rental investment. If your purchase does not meet SBA rules, Marcus can look for a suitable investment or commercial loan instead.
What is the difference between maturity and amortization?
Amortization is the schedule used to pay down the loan; maturity is the date the remaining balance comes due. A commercial loan can figure payments over a longer period than its actual term, which leaves a large balloon payment at maturity.
