Choosing a loan and understanding costs

Start here if you are comparing loans and want to understand what each cost means.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

Which loan should I choose?

The right loan depends on your goal, whether you will live in the home, the property, the cash you have, how your income is documented and how long you expect to keep the loan. A program name or an advertised rate alone does not tell you which loan fits. Tell me about your situation and I can compare the routes you may be eligible for using actual terms.

What is the difference between the interest rate and the annual percentage rate?

The interest rate is the cost of borrowing the money itself, while the annual percentage rate also folds in certain other loan charges, so it gives a broader picture of the cost. It is most useful when you compare similar loans built on the same assumptions. For an adjustable-rate loan it does not show how high the rate could go later, and a home equity line's annual percentage rate is not directly comparable to that of a regular fixed mortgage.

Are points worth paying?

Points mean paying more upfront in exchange for a lower rate on the loan being offered. Whether that pays off depends mostly on how long you keep the loan. Ask for comparable scenarios with and without points, then compare the total cost over the time you expect to keep the loan.

Does no-closing-cost mean free?

No. The costs may be covered by lender credits that come with a higher rate, added to the loan where allowed, or paid by someone else. Your loan estimate should show who pays each cost and how the loan terms change as a result.

What does cash to close include?

Cash to close is the total you need to finish the transaction: your down payment or required equity, closing costs, prepaid items and deposits, minus any credits. An advertised down payment is not your full budget. Ask for an itemized estimate so you can see every piece.

Can the website quote my final rate?

No. This website explains how loans work, but it cannot quote your final rate, approve you or lock a rate. Your actual rate depends on your full scenario and on market pricing when you lock. Ask Marcus for a comparison built on your specific scenario.
