Common questions

Equity, payments and mortgage insurance

Answers for homeowners thinking about their equity, their payment or their mortgage insurance.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

Should I choose cash-out, a HELOC or a home-equity loan?

It depends on whether you want to replace your first mortgage, how much money you need and when, how stable you want the payment to be, total costs and your future plans. Keeping a good first mortgage can matter, but you still need to review the combined payment and terms. Marcus can compare the options side by side for your situation.

Can I use home equity to consolidate debt?

An eligible loan may allow it. Compare the total time and cost to repay, not just the first payment. Moving debt onto a loan secured by your home puts your home at risk, so also make sure the reason the debt built up has been addressed.

Can PMI be removed without refinancing?

For eligible conventional loans, private mortgage insurance can be canceled or end once balance, payment-history and other requirements are met. Ask your loan servicer for the exact conditions on your loan. FHA mortgage insurance follows different rules.

Will refinancing automatically remove FHA mortgage insurance?

No. The new loan's program, your equity and underwriting decide whether mortgage insurance is required. Refinancing into a conventional loan may be worth a look, but compare the rate, closing costs, payment and remaining term, not just the insurance.

Why did my fixed-rate mortgage payment change?

Your principal and interest can stay the same while property taxes or homeowners insurance change, which changes what your servicer collects for escrow. Review the servicer's escrow breakdown to find the reason before assuming your rate changed.

Can I repay early without a penalty?

Check your actual loan documents. Payoff rules differ, especially for investment, non-QM, commercial and HELOC loans, so don't assume they are all the same. For a loan you are considering, ask Marcus to explain any prepayment penalty or early-closure fee before you go ahead.
