Documents and the application
What to expect when you get ready to apply and after you contact Marcus.
Do self-employed borrowers need a non-QM loan?
Not necessarily. The first step is to see whether your documented income fits a conventional or government program. Bank-statement, profit-and-loss, 1099 or asset-based loans can help in some situations, but compare their total terms and document requirements.
What documents should I prepare?
It depends on the loan and your situation. Common categories are identity, income, assets and funds for closing, debts and property information; business, rental, construction or reverse mortgage cases add their own records. Use the secure checklist Marcus sends you, and don't send documents by email or chat.
Can gift money or assistance help?
Possibly, depending on the rules of the mortgage and the assistance program. Where the money comes from, how it is documented, how it can be used and whether it must be repaid all matter. Mention any gift or assistance early so it can be checked against your loan.
Is a prequalification the same as final approval?
No. A prequalification or early estimate is not a commitment to fund the loan; property review, underwriting and other requirements still apply. Ask what information has been reviewed so far and which conditions remain.
Can I apply and speak with someone in Spanish?
Yes. Marcus works with clients in Spanish. This website's pages and forms are available in Spanish too, so you can read, ask questions and reach out in the language you prefer.
What happens after I submit an inquiry?
You get a receipt confirming your inquiry came through, then Marcus personally reviews it and reaches out about next steps. I aim to get back to you within a few working hours, often sooner. If something doesn't go through, call (682) 403-3406.
