Conventional investment property mortgage
The short answer Conventional investment financing can be used for eligible one- to four-unit rental properties. The lender reviews both you and the property, and rental income is documented and adjusted under agency rules rather than counting all projected rent. Occupancy, reserves, how many properties you already finance and other factors matter.
It may fit if
- You are buying or refinancing a one- to four-unit rental property.
- You can document your personal income.
- You want to compare conventional rental financing with a DSCR loan.
Tradeoffs to weigh
- Larger down payments and reserves are typically required than for a primary home.
- Not all projected rent counts toward qualifying.
- Owning several financed properties can add requirements.
What to have ready
- The number of units and your intended use of each.
- Whether you'll live in one of the units.
- Current leases or expected rents.
- How you're paid and other properties you own.
Questions people ask
Can rent help me qualify?
It may, depending on documentation and the applicable calculations.
Is buying a duplex always an investment loan?
No. Living in one unit can make it an owner-occupied loan instead, so tell your loan officer the actual intended use.
