Fix-and-flip financing

The short answer Fix-and-flip financing is short-term investment financing that can fund the purchase and eligible renovation of a property you plan to resell. Lenders may look at the purchase price, rehab budget, your experience and the expected after-repair value. Renovation money is often paid out in draws as work is completed, not all at closing.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You are buying an investment property to renovate and resell.
  • You have a realistic scope of work, budget and timeline.
  • You have cash for the down payment, carrying costs and any gaps between draws.

Tradeoffs to weigh

  • Rehab funds are often released in draws after inspections, not upfront.
  • Carrying costs continue if the sale takes longer than planned.
  • Extensions may cost extra or may not be available.
  • It is a business-purpose loan, not for a home you plan to live in.

What to have ready

  • The purchase price and the property's current condition.
  • Your renovation scope, budget and timeline.
  • Your past renovation or flipping experience.
  • Your exit plan: sell, or refinance and hold.
  • Whether you'll live in the property (if so, ask about owner-occupied renovation options instead).

Questions people ask

Do I receive all renovation money immediately?

Not necessarily. Confirm inspections, draw timing, reimbursement rules and the cash you need upfront.

What if the sale takes longer?

Carrying costs continue, and an extension may involve fees or may not be available.
