Portfolio or blanket financing

The short answer A blanket loan can secure several properties under one loan. "Portfolio loan" can also mean a loan a lender keeps on its own books, so the two terms are not the same. Financing several properties together may simplify paperwork, but release prices, linked collateral, and refinance flexibility become very important.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You own or are buying several investment properties and want to manage them under one loan.
  • You are looking for a lender that keeps loans in-house and may underwrite more flexibly.
  • You understand how selling or refinancing one property would work under shared terms.

Tradeoffs to weigh

  • Selling one property usually requires meeting the loan's release conditions and payoff amount.
  • The properties may be tied together, so a problem with one can affect the others.
  • Refinancing a single property out of the group can be harder.

What to have ready

  • Whether you mean financing several properties together or a lender-held (portfolio) loan.
  • How many properties are involved and their general type.
  • Your goal: buying, refinancing, consolidating, or pulling out equity.
  • Rough values and loan balances for each property.
  • Plans to sell or refinance any single property soon.

Questions people ask

Can I sell one property separately?

Only under the loan's release conditions. You would need the required payoff amount and to follow the lender's approval process.

Does one payment mean each property stands alone?

No. The loan documents may link the properties' collateral or defaults together.
