Short-term rental financing

The short answer Short-term rental financing is for investment properties rented for shorter stays, including vacation rentals. Some lenders use dedicated DSCR rules for these properties, and income analysis, location, property eligibility and operating history can differ from long-term rental lending. Getting financing does not by itself make short-term rental use legal in that location.

It may fit if

  • You are buying or refinancing a property you plan to rent for short stays.
  • The property has an operating history, or you have solid local market data.
  • You've confirmed local rules and any association allow short-term rentals.

Tradeoffs to weigh

  • Seasonality and vacancies can make income uneven.
  • Lenders may accept only certain income sources or methods.
  • Permits, association rules, insurance and management costs can limit or reduce returns.

What to have ready

  • The property location and type.
  • Your intended rental length: nightly, weekly or monthly.
  • Any existing booking or income history.
  • Whether local rules and the association allow short-term rentals.
  • Whether you'd consider a long-term rental instead.
