Zero-down routes

The short answer Zero down describes a financing outcome, not a single program. Eligible VA or USDA loans may offer it, and some other combinations use approved assistance. No required down payment doesn't necessarily mean no cash to close, no fees or no risk to your equity, and each underlying program sets its own eligibility.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You may be eligible for a VA-backed or USDA-backed loan.
  • You are buying a primary home and have limited savings.
  • You want to see which underlying program could reduce your cash needs.

Tradeoffs to weigh

  • Closing costs and prepaid items may still be due.
  • Starting with little or no equity leaves less cushion if home values fall.
  • Each underlying program has its own eligibility rules and fees.

What to have ready

  • Whether you have military service or are an eligible surviving spouse.
  • The address or area where you want to buy.
  • Your household income and how you're paid.
  • Any savings, gift funds or seller help you expect.

Questions people ask

Can closing costs still be due?

Yes. An actual estimate must show what is paid by you, the seller, the lender or an assistance provider.

What if I am not eligible for VA or USDA?

Marcus can review other affordable options with you. Assistance may not eliminate all cash needs.
