SBA 504 loan

The short answer The SBA 504 program supports eligible major fixed-asset projects through a Certified Development Company (CDC) and a financing structure with several participating parties. It can fit qualifying owner-user real estate or equipment needs. It generally doesn't fund working capital, inventory or speculative rental investment, and refinancing has its own eligibility rules.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • Your business will occupy the real estate you want to buy or build.
  • You need major equipment or other long-term fixed assets.
  • You want to compare the full 504 package with other commercial options.

Tradeoffs to weigh

  • It generally doesn't cover working capital, inventory or speculative rental property.
  • The package has several parts with different terms, so compare the whole structure.
  • More parties are involved, which can add steps and coordination.

What to have ready

  • What the project is and its total costs.
  • How much of the property your business will occupy.
  • How much of your own funds you plan to put in.
  • Your business financial statements and time in business.
  • Any existing debt you hope to refinance.

Questions people ask

Is the entire project financed at one fixed rate?

Not necessarily. The components can have different terms, so compare the full package.

Can it refinance existing debt?

Certain qualified debt may be eligible. The CDC and lender must review the transaction.
