SBA 7(a) loan

The short answer SBA 7(a) loans are made through participating lenders and are backed by the SBA. Eligible operating businesses can use them for purposes such as real estate, equipment, working capital, buying a business and eligible refinancing. Program limits apply, and eligibility and repayment capacity remain essential.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You run an operating business that needs real estate, equipment or working capital.
  • Your business has cash flow you can document.
  • You want to compare an SBA-backed option with conventional commercial financing.

Tradeoffs to weigh

  • It's for operating businesses; passive rental investments generally need review and may not fit.
  • SBA business, ownership and property-use rules apply and can change.
  • The process runs through a participating lender and can take more steps than a conventional loan.

What to have ready

  • What your business does and how long it has operated.
  • How you plan to use the loan proceeds.
  • Recent business financial statements and tax returns.
  • Your business entity and ownership.
  • Details on any property involved.
  • Don't send documents by email or chat; Marcus sends a secure link when it's time.

Questions people ask

Do I apply directly to SBA for the mortgage?

Generally, no. You work through a participating lender.

Can I use 7(a) simply to buy passive rental investments?

Don't assume so. SBA business and property-use restrictions require review.
