Investor commercial loan

The short answer This covers commercial property held mainly for rental or investment returns. Lenders look at the property's cash flow, tenants, value and the sponsor behind it. Stabilized properties and transitional or partly vacant ones can need different financing.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You own or are buying commercial property to rent out.
  • You can share leases and income and expense records.
  • You want financing based on the property's performance.

Tradeoffs to weigh

  • A good purchase price doesn't replace an income review.
  • Vacancy or upcoming lease expirations can affect structure and loan proceeds.
  • Owner-user programs such as SBA generally don't fit pure investment property.

What to have ready

  • Unit count and use mix.
  • Current occupancy and when leases expire.
  • Income and expenses for the property.
  • How long you plan to hold it.
  • Which numbers are current results and which are projections.

Questions people ask

Does a strong purchase price replace income review?

No. The lender may assess cash flow, leases and repayment capacity.

Can a partly vacant property qualify?

Possibly, through a suitable program. Stabilization risk can affect the structure and loan proceeds.
