Profit-and-loss (P&L) mortgage
The short answer With a profit-and-loss (P&L) mortgage, a lender reviews your business earnings through an accepted profit-and-loss statement, sometimes along with bank statements or other verification. Rules about who prepares the statement, the period it covers, ownership, and supporting proof differ by lender. It is not a universal substitute for tax returns at every lender.
It may fit if
- You own a business and your tax returns do not fully reflect your current earnings.
- A CPA, tax preparer, or similar professional prepares or can prepare your financial statements.
- Your business has been operating long enough to show a track record.
Tradeoffs to weigh
- The P&L must accurately reflect the business and pass the lender's verification.
- Lender requirements for the preparer and the period covered vary.
- Costs can be higher than traditional financing, so compare full terms.
- A letter from your accountant does not ensure approval; the whole file is reviewed.
What to have ready
- How long your business has been operating and your ownership share.
- Who prepares your financial statements.
- A general idea of your business's recent earnings.
- Your goal: purchase or refinance, and the property type.
- Questions about taxes are best taken to your tax professional.
Questions people ask

No. The information must accurately reflect the business and meet the lender's verification requirements.
