1099-income mortgage

The short answer Some non-QM lenders let you qualify using eligible 1099 earnings instead of full tax returns. They may require a set history, certain types of payers, supporting deposits, or an expense adjustment. A 1099 by itself does not set your final qualifying income or mean the loan is approved.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You are an independent contractor or freelancer paid on 1099 forms.
  • Your tax returns show heavy write-offs that lower your income on paper.
  • You have a steady history with one or more payers.

Tradeoffs to weigh

  • Lenders may apply an expense adjustment that lowers the income they use.
  • History and payer requirements differ by lender.
  • Non-QM costs can be higher than traditional loans, so compare the full terms.
  • It is a different route from a bank-statement loan, with different income proof and calculations.

What to have ready

  • Your line of work and how long you have done it.
  • How many payers you have and whether that is steady.
  • Whether you have your recent 1099 forms available.
  • Your goal: purchase or refinance, and the property type.
  • Whether you also want to compare full-documentation and bank-statement options.
