Non-QM mortgage

The short answer Non-QM is a broad category of loans outside Qualified Mortgage requirements, not a single product and not a synonym for bad credit. It can include alternative documentation or features suited to particular borrowers. The flexibility often comes with different pricing or terms, so compare standard options first.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • Your income is real but doesn't fit standard documentation, such as some self-employed earners.
  • Your property or loan structure falls outside standard program rules.
  • You've already compared standard options and need a different approach.

Tradeoffs to weigh

  • Pricing and terms can be less favorable than standard agency loans.
  • Consumer loans still need a documented ability-to-repay review.
  • Non-QM covers many different programs, so the specific reason you need one matters.

What to have ready

  • Why you think a standard loan may not fit: income documents, property, a past credit event or payment structure.
  • How you're paid and what records you have.
  • The property type and how you'll use it.
  • Rough home value or price and the loan amount you have in mind.

Questions people ask

Does non-QM mean no income verification?

No. The lender may use a different accepted method to assess the file.

Should I choose it before checking standard loans?

No. Compare suitable agency and other options first, then decide whether the flexibility is worth the pricing or terms.
