Jumbo mortgage

The short answer A jumbo mortgage is larger than the conforming loan limit for the property's county and number of units. Because jumbo loans fall outside agency rules, each lender sets its own credit, down payment, reserve, income and property requirements. A high-balance conforming loan in a higher-cost county is different from a true jumbo.

It may fit if

  • You are buying or refinancing a higher-priced home.
  • You have strong documented income and savings or reserves.
  • You are self-employed and want to compare full-documentation and alternative routes.

Tradeoffs to weigh

  • Requirements vary by lender and are often stricter than for conforming loans.
  • Larger reserves may be required after closing.
  • Whether a loan counts as jumbo depends on the county limit, not one national number.

What to have ready

  • The property's county and number of units.
  • Your expected price or current loan balance.
  • How you're paid, including any self-employment income.
  • A rough picture of savings and other assets.
