Interest-only feature

The short answer During an interest-only period, your scheduled payments cover interest but do not pay down the loan balance. Later, the payment or payoff can be much larger, depending on how the loan is structured. It is a payment feature, not a loan type of its own, and it does not mean the loan is affordable long term.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You want lower payments for a set period and understand the balance will not drop on its own.
  • You expect a clear event, such as a sale or higher income, before payments rise.
  • You are an investor managing cash flow on a property.

Tradeoffs to weigh

  • Your balance stays the same unless you make extra principal payments.
  • Payments can rise sharply when the interest-only period ends, and a balloon payment may apply.
  • Refinancing before the increase is possible to try, but future terms and qualification are uncertain.

What to have ready

  • Your goal for lower early payments.
  • How long you expect to keep the property or loan.
  • Your plan for when the interest-only period ends.
  • Your general income and monthly budget picture.
  • Any loan offer you have, so the later payment can be illustrated.

Questions people ask

Will I owe less at the end of the interest-only period?

Not from interest-only payments alone. The principal remains unless you make extra payments toward it.

Can I refinance before the payment rises?

You may apply for a new loan, but future qualification and terms are uncertain.
