Fixed-rate mortgage

The short answer With a fixed-rate mortgage, the interest rate stays the same for the whole loan term, so scheduled principal and interest are predictable. Your total payment can still change if property taxes, insurance or association dues change. A fixed rate is a feature available across many programs, not a separate program, and the term length affects both the monthly payment and total interest.

It may fit if

  • You want a predictable principal and interest payment.
  • You plan to keep the home and loan for a long time.
  • You want to compare shorter and longer terms.

Tradeoffs to weigh

  • Escrowed taxes and insurance can still raise the total payment.
  • A shorter term lowers total interest but raises the monthly payment.
  • A fixed rate may start higher than an adjustable rate's introductory period.

What to have ready

  • Your purchase or refinance goal.
  • The monthly payment range you're comfortable with.
  • How long you expect to keep the home.
  • Estimated property taxes, insurance and any association dues.

Questions people ask

Will my total payment never change?

It can change if escrowed taxes or insurance change, even when principal and interest stay the same.

Is a shorter term always better?

Not always. It can reduce interest over time, but it raises the required monthly payment compared with an otherwise similar loan.
