DSCR rehab financing

The short answer "DSCR rehab" is a marketing label that can describe very different setups: a bridge loan followed by a rental refinance, a rehab loan with a later DSCR refinance, or one lender's combined product. These are not the same, so do not assume one closing or an automatic switch to a long-term loan. Ask Marcus about current options for your project.

It may fit if

  • You are an investor planning to buy, renovate, and then rent out a property.
  • You want to understand how the renovation loan and the long-term rental loan would connect.
  • You have a backup plan if the long-term refinance does not happen on schedule.

Tradeoffs to weigh

  • A planned refinance is not an approval; the long-term loan depends on conditions at that time.
  • There may be two closings and two sets of costs.
  • The lender decides which rent figures and completion proof it accepts.
  • Draw rules and completion deadlines can affect your cash needs.

What to have ready

  • The property, purchase price, and current condition.
  • Your renovation scope, budget, and timeline.
  • Expected rent after the work is finished.
  • How you plan to hold the property long term.
  • Your fallback plan if the refinance is delayed.

Questions people ask

Is the permanent DSCR loan assured after repairs?

No. Only an actual written commitment can set those conditions; a planned refinance is not an approval.

Can I use projected renovated rent immediately?

The lender you work with decides which rent figures and completion proof it accepts.
