Business-purpose residential financing

The short answer Business-purpose describes how a loan will be used, often for residential investment property; it is not one single mortgage product. The real intended use and the rules that apply decide how a loan is classified. Putting a property in an LLC's name does not, by itself, make a business-purpose program the right fit.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • You are buying or refinancing a property that you will rent out or use for business, not live in.
  • You are comfortable disclosing exactly how the property and loan money will be used.
  • You understand that personal liability terms depend on the lender and the agreement.

Tradeoffs to weigh

  • If you plan to live in the home, a business-purpose program is usually the wrong route.
  • Signing an occupancy or business-use statement that is not accurate carries serious risk.
  • Many business-purpose loans still include personal liability (recourse).
  • Rules differ by lender and state.

What to have ready

  • Who will actually live in the property, if anyone.
  • What the loan money will be used for.
  • Whether you hold or plan to hold the property in an LLC or other entity.
  • Rough property value, rent, and any existing loan balance.
  • Your timeline and goal for the property.

Questions people ask

Can I live in a home financed as a non-owner-occupied investment?

Do not assume so. Disclose your actual occupancy before a program is chosen or any statement is signed.

Does business-purpose mean no personal liability?

No. Personal liability (recourse) terms depend on the lender and the loan agreement.
