Commercial rate-and-term refinance

The short answer This replaces existing commercial debt to change pricing, maturity, amortization or structure; taking cash out is handled separately. Compare the new terms against your current payoff costs and the remaining loan. A long amortization schedule doesn't necessarily mean an equally long maturity.

Last reviewed: October 18, 2026 · General education, not a loan offer or approval. Availability and terms depend on the lender, the property and your file.

It may fit if

  • Your commercial loan is approaching maturity.
  • You want to change your payment, term or loan structure.
  • You want a side-by-side look at keeping your loan versus replacing it.

Tradeoffs to weigh

  • A lower payment can hide a balloon payment due before the loan is paid off.
  • Prepayment costs on your current loan and new closing costs can outweigh savings.
  • Approaching maturities leave less room if the review takes longer than planned.

What to have ready

  • Your current loan's maturity date, payment and balance.
  • How the current loan amortizes.
  • Any prepayment penalties or payoff restrictions.
  • What you want the refinance to achieve.
  • Current income and expenses for the property.

Questions people ask

Can a lower payment hide a balloon?

Yes. Ask when the full remaining balance is due.

Is refinancing before maturity always cheaper?

No. Existing prepayment costs and new closing expenses can outweigh payment savings.
