HECM reverse mortgage

The short answer A Home Equity Conversion Mortgage (HECM) is an FHA-insured reverse mortgage for eligible homeowners generally age 62 or older. You keep title and must keep up with occupancy, property taxes, insurance, maintenance and other obligations. Counseling and a financial assessment are required, and unpaid interest and fees can grow the balance over time. Marcus offers HECM reverse mortgages.

It may fit if

  • You're generally age 62 or older and live in the home as your primary residence.
  • You have meaningful equity in your home.
  • You want to turn part of that equity into funds without a required monthly mortgage payment.

Tradeoffs to weigh

  • Property taxes, insurance and maintenance continue, and missing them can put the home at risk.
  • Interest and fees added to the balance reduce the equity left over time.
  • Required counseling and a financial assessment add steps before closing.

What to have ready

  • What you hope the funds will do for you.
  • Rough home value and any current mortgage balance.
  • Who lives in the home with you.
  • Whether property taxes and insurance are current.
  • Questions you'd like answered at counseling.
