Cash-out refinance

The short answer A cash-out refinance replaces your mortgage with a larger loan and gives you the difference after paying off existing debts and costs. Unlike adding a second loan, it changes the financing on your first mortgage. Equity, how long you've owned the home, occupancy, program and state rules decide whether it's available, and VA cash-out has its own requirements.

It may fit if

  • You have built meaningful equity in your home.
  • You need a lump sum for repairs, debt payoff or another goal.
  • Your current first mortgage rate isn't much lower than what's available now.

Tradeoffs to weigh

  • Replacing a low-rate first mortgage can cost more overall than a second loan.
  • Consolidating debt can extend repayment and puts that debt against your home.
  • Texas homestead rules add state-specific limits and steps.

What to have ready

  • A rough home value and your current loan balance.
  • Your current rate and loan type.
  • How much cash you need and what it's for.
  • Whether the home is your primary residence and which state it's in.
  • Any debts you're thinking of paying off.

Questions people ask

Should I replace a low-rate first mortgage to access cash?

Compare that option with a HELOC or home-equity loan using the full combined cost.

Can debt consolidation lower my payment?

It may. It can also extend repayment and secure debt that wasn't tied to your home before.
